Property Insurance

Jason Trifiro and Jason Peterson speak to clients about risk management at the snow and ice convention
Property Insurance is indented should fund the loss due to property damage due to a covered peril. We tend to see insurance needs including  buildings, personal property or contents, fixed equipment, furniture and fixtures within a covered property, stock & inventory, documents such as business records, supplies and other physical items.  Sticks and bricks!
Property Insurance may cover two types of property losses:
  • Direct losses may be covered when property is lost, stolen, damaged or destroyed.
  • Indirect or consequential losses related to direct losses may also be covered.

How Much Does Commercial Property Insurance Cost?

The cost of property insurance will vary depending on a number of factors including  building values.  Some other factors that will determine the cost of your property insurance are:
  • Area: square footage and its usage, along with where the property is located
  • Fire and Robbery Protection:  How quickly can a fire department mobilize to mitigate a potential fire. Will an alarm automatically notify local authorities if there is a potential break in?  Are you down the street from the fire station or miles from the nearest fire hydrant? Do you have an alarm system installed in your building?
  • Construction of a building: Was your building built in the 1800's? Does it need new heating or wiring? Do you have up to date materials built within the structure of your property?
  • Occupation: What tasks are performed in your building? Captain Obvious says, "If you are manufacturing dyno mite, an underwriter or insurance company may deem that to warrant a higher rate to insure." Or are you operating a predictable office environment with a printer?

Commercial Liability Insurance

Third party slip and falls would be covered under commercial a general liability policy.
Liability coverage for a business protects against lawsuits relating to bodily injury or property damage claims... made by other parties against the named insured.  Fun, right?

There are two types of general commercial liability policies: A claims-made policy provides coverage when the insured has a claim filed against them even if the claim is made for an incident that occurred years prior.  More commonly, an occurrence policy is structured to cover during the policy period when a claim may occur or takes place within a set time frame.

Policies provide coverage for liability arising out of:
  • Premises and Operation
  • Fire Damage Liability (damage by fire to premises rented to insured)
  • Personal and Advertising Injury
  • Medical Payments
  • Products/Completed Operations

Insurance nerds use terms like (BOP) Business Owners Package which strives to bundle or combine Liability, Property and other types of coverage into one comprehensive policy.  At times, this may help you save time and money on your total insurance program. And since we live in an age of million-dollar lawsuits, you may also want to add extra liability protection in the form of a Commercial Umbrella Policy. We can tell you more about these plans and if they make sense for you.

Every business operation is different and Mills Insurance's goal is to assist the business owner in understanding their risk, insurance and help them make the right choice for the best value!
